Tricks of the Trade

If you have or are selling privately it is likely you have received contact from numerous real estate agents presenting various reasons why you should use them. Do any of the following sound familiar?

  1. I can get you more money for your property.
  2. I have a buyer however I will not bring them by unless
you sign an exclusive agreement with me.
  3. You will need an agent to handle the legal aspect of the sale.
  4. You will need an agent to vet your buyers.
  5. Let's further examine these comments and translate them into a true definition.

I can get you more money for your property.

    Definition:
I will inflate your asking price for the sake of obtaining your listing and spend the entire term of our agreement convincing you to either lower your price or take a lowball offer.

Truth about private sale: You are the only one that will get more money from your sale by not having to pay real estate commission. If your home is properly priced according to current market conditions you will be able to sell without an agent and without wasting precious time. If it is not properly priced, an agent adding commission onto your asking price may not improve your competitive price, your days on market, or the dollar amount you walk away with.

I have a buyer however I will not bring them by unless you sign an exclusive agreement with me.

    Definition:
I don't have an intending buyer in mind I just want your listing.

Truth about private sale: A buyer will not let an agent stand in the way of finding the perfect home. If a prospective buyer is interested they will contact you independently. You will know if an agent genuinely has a buyer as you should not feel pressured into signing an exclusive agreement. A non-exclusive agreement is sufficient for the agents request. If the agent continues to push for an exclusive then chances are they have no intending buyer in mind.

An exclusive agreement eliminates your chances of progressing your sale by any other means.

You will need an agent to handle the legal aspect of the sale.

    Definition:
I am not a solicitor or conveyancer and have nothing to do with the legal aspect of a property sale.

Truth about private sale: The agent merely acts as a middle man relaying messages between you and your solicitor. The agent is unnecessary during this process.

You will need an agent to vet your buyers.

    Definition:
If they contact me, I will let them through.

Truth about private sale: You can use your own judgment for who you show your home to as well as safely monitor prospective buyers passing through. Collecting identification is one of the many security measures that are discussed in the ComFree Private Sales training session.

It seems simple enough to pinpoint these tricks of the trade. However nine times out of ten these tricks are accompanied by pressure, manipulation and fear tactics, leaving you feeling like you've been taken for a ride.
